Steve Tinetti, Broker / Owner of Tinetti Realty Group has been active with the Merced Area real estate market for over thirty one years. He obtained his real estate Salesman’s license in April of 1974 and initially worked for Brodalski Realty. Nine years later, after having obtained a real estate Broker’s license, he helped form the partnership of Tinetti / Williams Real Estate Brokerage acting as it’s managing broker. On January 1, 1992 Tinetti and Williams split up their partnership and Steve formed Tinetti Realty Group (TRG).

 

In the beginning Steve managed a few ‘family owned’ properties for free as he was ‘in the business’. However as his client base grew he realized that there was an excellent opportunity to provide professional property management services on a fee basis for the local Merced Area Market. Therefore as the managing Broker for Tinetti / Williams Real Estate Brokerage Steve hired a licensee to become the full-time Property Manager for the company in 1985. The Property Management Division began with less than 50 units and initially outsourced all of the maintenance work. After Tinetti / Williams was dissolved at the end of 1991 TRG subsequently continued the property management division with about 200+ units under management.

 

Today TRG manages in excess of a 1,150 units and has become one of the dominant property management companies in Merced County. Our success, like most organizations, is due primarily to our ‘human resources’.  We believe that our Property Manager, Robert Diers, and his staff are the best in the business at what they do.  Before taking over the Property Management Division of TRG about 11+ years ago Robert Diers held numerous executive assignments while employed with the Department of Defense (AAFES-Army Air Force Exchange Services) for over 27 years. Prior to his retirement Bob oversaw AAFES operations for all of Europe. Bob now oversees the management of 1,150 units ranging from single-family residential homes, apartments, office buildings, retail buildings and warehouses. He manages a staff of twenty-two employees and coordinates the record keeping functions (i.e. rent receipts, bill paying, monthly reports etc.) as well as the day-to-day maintenance of the properties.

 

 

Another reason for our success is our Maintenance Division. As we grew we realized that we needed the ability to better control “repair and maintenance” costs and to respond quickly to service calls.  By utilizing our own employees versus contracting for outside services we are able to lower the overall costs to the property owner as we charge these employees out on ¼ hour increments and don’t charge ‘show up’ fees. Hence we are able to provide the services at a lower overall cost to the property owner while coincidentally turning over and making the vacant units ready to rent more quickly. Lowering expenses, increasing income, and providing better service that’s what it is all about!  

 

Each month the property owner is provided with an itemized computer generated statement detailing all income received as well expenses incurred. We thoroughly screen each tenant application checking their credit history, verifying their income, and contacting their prior Landlords (minimum of two priors) for references. We perform Move-In Inspections prior to the Tenant taking occupancy and Move-Out Inspections when they vacate. We subsequently provide both the Tenant and Landlord with an itemized statement delineating the disposition of the Tenant’s security deposit held by the Landlord. We coordinate all legal activity when a tenant eviction is necessary and also help with the collection of judgments afterwards. We pay close attention to our managed properties and advise our owners when it’s time to make rent adjustments to their property as well as make recommendations for needed maintenance to keep their investment performing at its peak.

 

We also maintain good relations with our tenants and respond quickly to their service calls. Again having our own maintenance staff gives us the capability to respond rapidly to Tenant calls versus being totally dependant upon outsourced service providers.  We believe that this helps give us a competitive edge and creates tenant loyalty as is evidenced by the fact that most of our tenants have been with us since we began managing the units in which they reside and generally when their residential needs change they typically come back to us.

 

We are members of the County, State and National Associations of Realtors as well as the County and State Apartment Associations. This helps to keep us current with all of the changes that are occurring relative to Landlord / Tenant laws. We also stay informed of current issues that impact upon this industry. 

 

In summary Tinetti Realty Group is a market leader in professional property management services within Merced County. However we are not satisfied to stand on our laurels but are constantly striving to improve upon our services to both the property owners as well as the tenants. We believe that we are better at what we do today than we were yesterday but not as good as we can and will be tomorrow.
